General FAQs
- Select the unit you're interested in applying for in "Current Listings" by clicking on the Apply Now button.
- An application fee of $45.00 is required upon submitting the online application. (This fee is paid online).
- ALL REQUIRED DOCUMENTS MUST BE RECEIVED WITHIN 24HOURS OF SUBMITTING YOUR APPLICATION AND APPLICATION FEE OR
YOUR APPLICATION WILL BE CONSDERED INCOMPLETE AND DENIED. - Applications are taken on a first-come, first-serve basis.
- If the applicant is approved and later changes his/her mind, the Pre-Lease Deposit WILL NOT be refunded under any circumstances.
- If applicant is rejected, the Pre Lease Deposit will be returned.
- If applicant is accepted and signs a lease, the Pre Lease Deposit will be converted to security deposit and refunded upon lease termination subject to deductions outlined in Pre Lease Agreement and Lease.
The standard policy is that applicants have income (or permanent guaranteed benefits) of 2.75 times the rental amount.
$45 per applicant. All adults (over the age of 18 years) must apply and pay the application fee.
The application fee is NON-refundable.
All documents must be submitted within 24-hours of applying otherwise the application will be considered incomplete.
No. with the exception of DUI and other driving-related offenses, Gross Misdemeanors within the past 3 years, Felonies within the past 7 years, and violent felonies within the past 10 years are not accepted.
Standard security deposit will be equal to the monthly rent amount. Deposit may go up to but will not exceed 2 times the monthly rental amount based on rental and credit history.
Dogs are allowed with breed and weight restrictions as follows: no aggressive breed dogs that may include but are not limited to: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, and Doberman Pinschers.
Dogs must be within the 45-pound weight limit and residents must provide immunization records before move-in. Dogs less than a year old will be approved or denied based on their estimated weight at a fully grown adult.
Dogs are an additional $65.00/mo.
Cats allowed at an additional $45.00/mo.
No more than 2 pets allowed. No caged animals allowed.
The application process will take 3-5 business days to complete. Please, do not call the office for a status update. All decisions will be made in writing as promptly as possible.
- Maximum Occupancy: 2 people per bedroom
- Maximum of 3 unrelated adults
- Providing ANY false or intentionally incomplete information is grounds for immediate denial/rejection or termination of tenancy
- All Adult applicants must have SSN or ITIN
- All Applicants Must Be Approved
Rental Criteria FAQs
Income Requirements-Gross Monthly income must be three (3) times the rental amount.
No criminal history on or against a person or a property, or any crime that may endanger or risk the health of other residents within 7 years of application date.
Minimum Credit Score: 600
We may at our sole discretion wave the credit score requirement pending increased security deposit or cosigner.
No more than 2 collection accounts exceeding a total of $800.00. Bankruptcies must be discharged. Any money owed to a previous landlord or rental company will result in an automatic denial.
No evictions or unlawful detainers within the last 7 years of application date. Any applicant that owes money to a previous rental company will be automatically denied.
Application must be currently employed or earn verifiable income.
Debt to Income Ratio-Generally not to exceed 40%.
Verification, of income, credit checks, and personal interviews with the applicants, obtaining information from previous landlords and other references, employers, banks, criminal and civil court records and records of police and other law enforcement agencies
Income and Employment Requirement: Co-signers gross monthly income must be 4 times the rental amount. Co-signers must be able to prove employment and have verifiable income.
Criminal History: No criminal history on or against a person or a property, or any crime that may endanger or risk the health of other residents within 7 years of application date.
Rental History: No evictions or unlawful detainers within the last 7 years of application date. Any applicant that owes money to a previous rental company will be automatically denied.
Credit History: Nothing in collections. Bankruptcies must be discharged. Any money owed to a previous landlord or rental company will result in an automatic denial. Minimum credit score of 600.
